The Property Gurus March Madness Bracket Challenge Official Rules

By submitting an official entry form and/or joining the designated CBS Sports bracket pool, each participant agrees to be bound by these Official Rules and by the decisions of The Property Gurus, LLC, which are final and binding in all matters related to this contest.
1. Sponsor
This contest is sponsored by The Property Gurus, LLC powered by Keller Williams, located at 1619 E Independence St, Springfield, MO (“Sponsor”).
Prize pickup will take place at The Grill Guys, 932 US-60, Republic, MO 65738 (“Prize Partner”).
This contest is administered by Sponsor. CBS Sports is used only as the bracket platform and is not the sponsor or administrator of this contest.
2. No Purchase Necessary
No purchase is necessary to enter or win. A purchase will not increase your chances of winning. Void where prohibited or restricted by law.
3. Eligibility
The contest is open only to individuals who, at the time of entry:
1. Reside in one of the following eligible Missouri counties: Barry, Barton, Benton, Camden, Cedar, Christian, Dade, Dallas, Douglas, Greene, Hickory, Howell, Jasper, Laclede, Lawrence, McDonald, Newton, Oregon, Ozark, Polk, Pulaski, St. Clair, Shannon, Stone, Taney, Texas, Vernon, Webster, or Wright;
2. Complete and submit an official contest entry form provided by Sponsor, including the public entry form, client entry form, or another official entry method approved by Sponsor;
3. Join the designated CBS Sports bracket pool and provide enough accurate identifying information for Sponsor to reasonably verify their identity if selected as a potential winner; and
4. Are able and willing, if selected as the winner, to pick up the prize in person at The Grill Guys in Republic, Missouri within 7 days after the tournament ends, with no proxy pickup allowed, and to be photographed and/or video recorded for promotional purposes.
Participants are strongly encouraged to use the same email address on the official entry form and on CBS Sports to help avoid verification issues, but use of a different email address will not automatically disqualify an entrant so long as Sponsor can reasonably verify that person’s identity and match them to a valid entry. Sponsor reserves the right to require proof of identity, residency, and eligibility at any time.
4. How to Enter
To be eligible for the prize, participants must complete both of the following steps:
Step 1: Submit the official entry form provided by Sponsor.
Step 2: Join the designated CBS Sports bracket pool and complete and submit one bracket before
the CBS Sports deadline.
Participants are strongly encouraged to use the same email address on both the official entry form and CBS Sports. However, a mismatch in email addresses will not by itself make a participant ineligible, provided Sponsor can still reasonably determine that the CBS Sports bracket belongs to the same individual who submitted the official entry form.
Access to the CBS Sports pool alone does not make a participant prize-eligible. Any person who joins the CBS Sports pool without first submitting an official entry form, or whose identity cannot be reasonably verified by Sponsor, is not eligible to win the prize.
5. Entry Limit
Limit one (1) entry and one (1) bracket per person.
Multiple entries, multiple brackets, use of multiple email addresses, or any attempt to circumvent the one-entry limit may result in disqualification, in Sponsor’s sole discretion.
6. Bracket / Team Naming
Participants must use a bracket or team name that reasonably identifies them, such as their first and last name or first name and last initial. Sponsor may disqualify any entry that cannot be reasonably matched to the participant’s official entry information.
7. Entry Deadline
All official entry forms and CBS Sports brackets must be submitted before the applicable bracket deadline or pool lock time established by CBS Sports for this contest. Late, incomplete, or invalid entries will not be eligible.
8. Winner Determination
The potential winner will be determined based on the final standings of the designated CBS Sports bracket pool after the conclusion of the tournament, subject to verification of eligibility under these Official Rules.
If there is a tie in the final standings, the tie will be resolved according to the CBS Sports pool’s scoring and/or tie-breaker settings then in effect. If those settings do not fully resolve the tie, Sponsor reserves the right to apply a reasonable tie-breaking method, and Sponsor’s decision will be final.
9. Prize
One (1) prize will be awarded to the verified winner.
The prize is expected to be the promoted contest prize, currently described in Sponsor’s contest materials. If the advertised prize becomes unavailable for any reason, Sponsor reserves the right to substitute a prize of equal or greater value.The prize is non-transferable, may not be redeemed for cash, and may not be assigned to another person except at Sponsor’s sole discretion where required by law.
10. Winner Verification, Notification, and Claim
The potential winner will be identified using the participant information available through the official entry form, the CBS Sports pool, and any other reasonably reliable identifying information available to
Sponsor.
Before a prize is awarded, Sponsor may verify that the potential winner:
• submitted the official entry form;
• resides in an eligible Missouri county;
• is the actual entrant associated with the winning bracket;
• can be reasonably identified and matched to a valid contest entry; and
• can comply with the in-person pickup and promotional photo/video requirements.
Participants are strongly encouraged to use matching email addresses across the official entry form and
CBS Sports, but Sponsor may still award the prize where the entrant can otherwise be reasonably
identified and verified.
The potential winner must claim the prize within 7 days after the final game of the tournament.
The prize must be picked up in person by the verified winner at The Grill Guys, 932 US-60, Republic, MO 65738. No proxy pickup, shipping, or delivery will be allowed.
Valid photo identification may be required at pickup.
If a potential winner cannot be contacted, does not respond in time, fails to claim the prize within the 7-day claim period, cannot satisfy the eligibility requirements, cannot be reasonably identified by Sponsor as the person associated with the winning bracket and a valid entry, refuses the required photo/video participation, or otherwise violates these Official Rules, that person may be disqualified and Sponsor may select the next highest eligible entrant.
11. Publicity Release
By entering, each participant agrees that if selected as the winner, Sponsor and Prize Partner may use the winner’s name, bracket name, image, likeness, voice, hometown, and any photo or video taken in connection with prize pickup for advertising, marketing, social media, website, and other promotional purposes, without further compensation or notice, except where prohibited by law.
12. General Conditions
By participating, entrants agree to be bound by these Official Rules and by the decisions of Sponsor,
which are final and binding in all respects.
Sponsor reserves the right to disqualify any participant who:
• provides false, misleading, or incomplete information;
• violates these Official Rules;
• gains or attempts to gain an unfair advantage;• tampers with the entry process, website, or CBS Sports pool;
• engages in fraudulent, disruptive, or unsportsmanlike conduct; or
• otherwise acts in a manner inconsistent with the fair administration of the contest.
Sponsor reserves the right to cancel, suspend, modify, or terminate the contest if fraud, technical failure, unauthorized intervention, or any other factor impairs the integrity or proper operation of the contest, as determined by Sponsor in its sole discretion.
13. Release and Limitation of Liability
By entering, participants release and hold harmless Sponsor, Prize Partner, CBS Sports, and each of their respective owners, officers, employees, agents, affiliates, successors, and assigns from any liability, claim, loss, damage, or injury arising out of or relating to participation in the contest or the acceptance, use, misuse, or possession of any prize, except where prohibited by law.
Sponsor is not responsible for lost, late, incomplete, inaccurate, delayed, misdirected, corrupted, or undelivered entries, emails, messages, or bracket submissions; technical malfunctions; website issues; internet failures; human error; or any other errors or problems affecting the administration of the contest.
14. Governing Law
This contest and these Official Rules are governed by and shall be construed in accordance with the laws of the State of Missouri, without regard to conflict of law principles.
15. Official Rules / Source of Truth
The full Official Rules posted by Sponsor on its website shall control in the event of any conflict between promotional materials, emails, social posts, CBS Sports pool text, or other summaries of the contest.
This document is provided for publication and participant review. Sponsor may update these Official Rules at any time before winner selection to clarify administration, eligibility, or contest procedures, subject to applicable law.
