THE PROPERTY GURUS
The Property Gurus help buyers, sellers, and investors across Southwest Missouri. From Springfield to the surrounding communities in Greene, Christian, and neighboring counties, our team knows these areas firsthand. Here's a closer look at the cities where we work every day.
WHERE WE WORK
Every city in the Greater Springfield area has its own personality, school districts, price range, and lifestyle. We've helped clients buy and sell in all of them. Here's what you need to know about each one.

Springfield is where most of the action is. With around 170,000 residents, it's the largest city in Southwest Missouri and the hub for healthcare, education, and employment across the region. CoxHealth, Mercy, Missouri State University, and Drury University are all here, along with Bass Pro's world headquarters. What makes Springfield work for buyers is the range — there are historic neighborhoods near downtown where homes start under $200K, established suburban pockets in the $250K–$350K range, and newer builds on the east and south sides pushing past $500K. The city has over 100 parks, a growing food scene, and a cost of living that still makes homeownership realistic for most working families. Whether you're a first-time buyer looking for a solid starter home or looking to move up, Springfield has more options than most people expect.

Republic has tripled in size since 1990 and now sits close to 20,000 residents. It's located west of Springfield with direct access to James River Freeway, I-44, and the Springfield-Branson National Airport, which makes it one of the most convenient locations in the metro for people who travel for work or commute across the region. Republic Schools continue to attract families, and the city has added major employers — including an Amazon distribution center — along with new retail and restaurant options in recent years. For buyers, the biggest draw is value. New-construction subdivisions in Republic often offer larger lots and more square footage at price points that are noticeably lower than Nixa or south Springfield. If you're looking for a newer home with room to grow and you don't want to overpay to get it, Republic should be on your radar.

Nixa keeps growing for a reason. The population has climbed past 26,000 and is still increasing at over 3.5% per year, which makes it one of the fastest-growing cities in Missouri. It's about 15 minutes south of Springfield in Christian County, and it draws families who want highly rated schools, well-kept neighborhoods, and a strong sense of community without being far from everything Springfield offers. Nixa High School has been ranked the top high school in the Springfield metro by U.S. News & World Report, and the district as a whole is consistently one of the best in the state. The median household income sits around $80,000. Homes here tend to move fast — many sell in under 20 days — and buyers who wait too long on a good listing usually regret it. If schools and neighborhood quality are high on your list, Nixa is one of the first places worth looking.

Ozark sits right on Highway 65 between Springfield and Branson, which gives it a location that's hard to beat if you want access to both. The school district has a solid reputation — Ozark East Elementary earned a Missouri Gold Star School designation in 2025 — and the town itself has a downtown square with local restaurants and shops that give it its own identity apart from Springfield. Housing options range from older, established neighborhoods with bigger yards to newer subdivisions on the outskirts of town. The area also puts you closer to Table Rock Lake, the Finley River, and some of the best outdoor access in the region. Buyers who want a Springfield-area commute but prefer a little more space, a little more scenery, and their own downtown tend to land in Ozark.

Rogersville is a smaller community of around 4,400 people, about 20 minutes east of Springfield along Highway 60. The Logan-Rogersville School District is well-regarded, with smaller class sizes and a community feel that's hard to replicate in bigger districts. What draws buyers to Rogersville is the combination of affordability, space, and proximity — you can get a larger lot or a little acreage here at prices that are tough to match closer to Springfield, and you're still within a reasonable daily commute. The area also sits along the corridor toward Table Rock Lake, which is a plus for anyone who wants weekend lake access without living in Branson. Rogersville works well for families, people working in east Springfield, and buyers who want more land without being far from town.

Willard sits north of Springfield along Highway 160, with a population of around 6,400 and a reputation that punches well above its size. The Willard School District is a big reason families choose this area — it's known for strong academics and a music program that has earned national attention, with over a third of students involved in band or choir in recent years. The city has also been recognized as one of the 20 safest cities in Missouri. Housing ranges from affordable older homes closer to the center of town to newer builds on the edges. The commute to Springfield is under 20 minutes, and the Frisco Highline Trail — a National Recreation Trail connecting Springfield to Bolivar — runs right through town, which is a real asset for runners and cyclists. If a safe community, good schools, and a strong small-town feel are what you're after, Willard checks those boxes.

Battlefield is a community of about 6,200 people just south of Springfield in Greene County. The city gets its name from its proximity to the Wilson's Creek National Battlefield, one of the most significant Civil War sites west of the Mississippi. Growth has been steady — the population has more than doubled since 2000 — and the median household income is around $87,000, which is notably higher than the Springfield metro average. What buyers find here is newer housing stock, low crime, and a location that puts you between Springfield and Nixa with easy access to both. Republic Road shopping and dining are minutes away, and the commute into Springfield is short in any direction. Battlefield tends to attract families and working professionals who want a quiet, well-maintained community without giving up access to the things they use every day.

Strafford is small — approaching 3,000 residents — but it's growing faster than most people realize. Population has increased over 13% since 2020, and the city's location directly off I-44 on the east side of Springfield makes it easy to commute while living somewhere with a slower pace. The median age is around 34, which tells you it skews younger and more family-oriented than some of the surrounding communities. Home prices in Strafford are among the most affordable in the Springfield metro, making it a strong option for first-time buyers and young families who want to get into the market without stretching their budget. If you work in Springfield but want more house for your money and don't mind a short interstate commute, Strafford is worth a serious look.
Beyond the cities listed above, our team works with clients across Greene County, Christian County, Stone County, Taney County, Lawrence County, Webster County, and Douglas County. Springfield's cost of living is well below the national average, which is one of the biggest reasons people relocate here. The median home price sits around $200K–$280K depending on the neighborhood, and everyday expenses like groceries, utilities, and transportation run lower than most metro areas. For buyers coming from larger cities, the purchasing power in Springfield is a noticeable difference.
School district preferences are very personal, and what’s ‘best’ can depend on academics, extracurriculars, commute, class size, special programs, activities, and the specific needs of each student. We can help you compare objective third-party resources like Missouri school report cards, district websites, U.S. News, Niche, GreatSchools, and individual district boundary maps. In the Springfield metro area, many buyers commonly ask about districts such as Springfield, Nixa, Ozark, Republic, Willard, Logan-Rogersville, Strafford, and others. We're happy to help you gather the data, verify boundaries for specific homes, and connect you with district resources so you can decide which option fits your priorities.
Springfield has a stable and growing real estate market with steady appreciation, affordable entry points, and consistent rental demand driven by the local university and healthcare sectors. Surrounding cities like Nixa, Republic, and Ozark are also seeing strong growth. Whether you're looking at single-family rentals, multi-family properties, or fix-and-flip opportunities, the 417 area offers solid options for investors at multiple price points.
Most of the surrounding communities are within 15–25 minutes of downtown Springfield. Nixa and Ozark are about 15 minutes south on Highway 65. Republic is about 15 minutes west via James River Freeway. Rogersville is roughly 20 minutes east on Highway 60. Willard is under 20 minutes north on Highway 160. Battlefield and Strafford are both within 10–15 minutes. The commutes are short and straightforward, which is one of the biggest benefits of living in the Springfield metro.
